Elevator was out of order when chek-in. Because of the history, room is not so clean, windows are not open, floor makes noise.

Very good location in the heart of Edinburgh's main shopping street. Very clean bathroom.
The lift is tiny .... not good if you are claustrophobic! The bed had seen better days and wasn't too comfortable.

Have used this Hotel before. Great Location. Within walking distance fron the Train Station. Had a front facing room which overlooked Edinburgh Castle. Very friendly staff and an excellent choice of breakfast. Choice of snack and evening meals were also exellent and at a very reasonable price. Will be using this Hotel when we go back to Edinburgh in May

I liked the frienlly staff and great welcome. We arrived at 9.30am and were told we could check in as our room was ready then- this was great as we had left dublin at 6am and were tired and hungry. We had the great breakfast that kept us going for the day..
shower power could be improved but this little thing is so small as everthing else was so good.

The front desk willingly helped us with a 4:00 a.m. Checkout by booking a taxi, breakfast brought to our room and someone present at the front desk. Thx chef also sold me some jam from the kitchen at his cost. I wanted to take some home because it was made by a company bearing my maiden name. That was definitely above and beyond.

The hotel's central location opposite the castle puts all Edinburgh attractions within reach. We loved being able to easily explore the city on foot from this prime spot. The cleanliness of the hotel facilities was impeccable, giving us a comfortable and enjoyable stay. The staff were extremely friendly and accommodating, especially when we needed an early breakfast tray to fit our schedule.

Colin, concierge was amazing. Immediately gave us a run-down of all to see and do. Rooms were beautifully cleaned and serviced. Breakfast was excellent. One the whole, olde world charm and perfection.
Bar needed music or tv perhaps. Too quiet.

We spent Easter in a hotel that offered fantastic extras like cookies, bottled water, tea, and early room service breakfast. Its location was fantastic, with a view of one of the main castles. In fact, breakfast was served in a room with amazing views of the city. We also enjoyed the fact that the hotel offered baggage storage to better explore the city.
The hotel bathroom required a bit of maintenance. The tub had a wooden plate replacing a broken part, and the lack of attention was noticeable.

The Over-Seas-House is in a fantastic location for sight-seeing,shopping,entertainment.and all within walking distance. The hotel staff were very friendly and helpfull.We enjoyed our stay there and would definatly use the hotel again.
